Step 1 – Prepare to buy
There are several things you should do before you search for a home. Ensuring your mortgage payment is less than or around 30 percent of your monthly income is a good rule to go by.

Step 2 – Get with a real estate agent

This is a cash deposit given to the home seller to secure the offer to purchase the property, and it's often put towards the closing costs. If the seller accepts the offer, we should close on the property within 30 to 60 days after. This allows ample time for your mortgage financing.

Step 6 – Negotiate
A lot of contracts aren't closed on the initial offer. It's extremely common to receive a counter offer. But don't let it discourage you. We'll figure out whether or not to agree to the counter offer, submit our own counter offer, or decline the seller's offer and move on.

Step 7 – Get your loan
After we sign the final sales contract, you'll begin working with your lender to close the loan. This won't take much time at all if you're pre-qualified, but you should to keep in close contact with your mortgage lender. Step 8 – Close the deal
Your lender will give you a Good Faith Estimate (GFE) of your closing costs within three days of taking your application. This estimate is formed from the loan amount. RESPA requirements order that it has to include all closing costs and fall within a tight range of accuracy, and we'll review the estimate and let you know if everything looks good.

Then we'll close on your home. This will most likely take place at a title company or escrow office and is often a smooth and relaxing occurrence.

Step 9 – Move in
